Phase 1 Details

Pre-Construction
BECS will review the Design Development Drawings to ensure compliance with the owner’s objectives. This review will include the preparation of a cost estimate, potential alternative materials and the project manager’s overall review of construction methods.
BECS will prepare updated project estimates at the Design Development and Construction Document phases.
As review of the Design Development drawings, preliminary project budgets and cost comparisons are completed, BECS will, if requested, offer alternate methods of construction and materials that might enhance the Facility’s construction, schedule, and completion time.
BECS will, if requested, assist architect with a review of the Construction Documents to provide recommendations on construction methods, material availability, alternate designs or materials, and scheduling of documents to expedite construction.
The active participation of our project manager through the development of Construction Documents will allow us to become very familiar with the design elements and materials. BECS will produce a Construction Document phase cost estimate reflecting total costs pursuant to the Construction Documents that will be permitted for construction. It is with this set of documents that the construction budget will be maintained.
BECS will develop bid packages for each trade that will be utilized. Every attempt will be made to expedite bid packages for those trades who have long lead material purchases. These early trade bid packages will enhance the schedule and project delivery.
Where possible, and in order to ensure competitive pricing, a minimum of three qualified trade contractors will be selected for each area of work. These qualified trade contractors will be selected based on their capabilities demonstrated on projects similar in scope to the owner’s project.
A pre-bid conference is held to thoroughly familiarize trade contractors with the Construction Documents, the project schedule and safety requirements, as well as fielding specific questions each trade may have.
BECS will receive bids from licensed qualified trade subcontractors who can demonstrate that they are qualified and can perform the required scope of work pursuant to the Construction Documents.
Upon completion of the bid opening, BECS will review each bid for accuracy, completeness and comparison to the Construction Documents. BECS analysis of the bids will include conducting a pre-award conference with the successful bidders to review their completeness, project schedule, safety requirements, insurance, boding capacity and materials to be used.
BECS will administer and obtain signed copies of the AIA Document A101/ Construction Management Standard Form of Agreement between Owner and Contractor, or AIA Document A401/ Standard Form of Agreement between Construction Manager and Subcontractor. The contracts will be duplicated and copies maintained in the home office for any future clarification.
As contracts are successfully awarded for each phase of construction, BECS will prepare a monthly cash disbursement schedule (Pay Application) for the owner. As construction begins, the schedule will be updated and submitted monthly as a draw against appropriations to the project.
Finalize Construction Schedule
A completed construction schedule will be finalized upon receipt of schedules from each successful bidder. Upon request, BECS will provide a scheduling critical path with milestones and project completion.
Phase 3 Details
Commence Construction
The construction phase will commence with issuance of construction contracts to trade contractors. BECS will provide temporary construction, mobilize the construction supervision, start implementing a pre-determined plan for site use and access, and conduct the initial “start-up” meeting.
BECS will conduct weekly project meetings. These meetings require attendance from at lest one decision maker for each trade contractor participating on the project. The minutes of each meeting are distributed to the trade contractors, our company management, the project architect and engineers, and to the owner’s representatives.
The project manager and superintendent will have the primary responsibility for quality control. They will devote 100% of their efforts to this project’s successful completion. As support to the management team, BECS upper management will be available to help solve special problems such as safety, quality, or trade contractor performance.
Cost Control
BECS will monitor and approve progress payments to each contractor on a monthly basis. Monthly cost summaries will be prepared to show actual costs incurred as well as estimated costs to complete the job. Our job costing system is set up to track any numbers of costs, dividing all costs into separate phases and sub-phases to track the progress of the project.
Phase 4 Details
Project Close-Out
Upon completion of construction, BECS will coordinate orientation and training of each building system. This training will be conducted for your maintenance staff, facility managers or other personnel.
A close-out manual with detailed descriptions of all building systems will be prepared for the owner. This manual will include warranties, training manuals, emergency phone numbers and parts suppliers for each building system. In addition, as-built drawings will be prepared.
Warranty
BECS is responsible for resolving any issues concerning the operations, materials, equipment or workmanship upon occupancy. We respond to any problem or concern.
In addition, BECS will conduct a warranty review within 12 months after turnover to owner.
BECS encourages involvement, throughout the entire building process, of Owner’s maintenance and facility staffs. Educating the proper personnel is our responsibility, and we will provide whatever time and material to accomplish this important task.
